Once you have found the perfect home and wish to apply to rent it, the process is very straight forward:

  • We will require to see your original proof of identification such as a UK/EU passport or Identification card. Ideally this should be provided at the agreement to rent but must be provided before the tenancy commences.
  • Subsequently we will need to obtain references on your behalf. Our referencing partner, The Lettings Hub, will send you a welcoming e-mail and invite you to create an account with them. Once you have done this you will be invited to complete an on-line application. This will include your full contact details, job title, income, proposed move-in date, length of initial tenancy etc.
  • Occasionally, landlords may ask to meet prospective tenants prior to agreeing the let, please do not be worried by this, it is completely normal and is just an informal introduction to get to meet each other. Some landlords prefer to manage their own tenancy and therefore, this is a great introduction for both parties.
  • Once you application has been successful, we will contact you to arrange a ‘move-in’ date. In between this period we will arrange, on the landlords behalf to have an inventory, statement of condition report prepared. There may also be some cleaning required and legislative certification such as a gas safety certificate and electrical installation condition report etc.
  • The tenancy agreement will be sent to you via email for your electronic signature and once completed a date and time will be arranged for you to collect the keys and inventory from the local office.
  • Whilst the holding deposit is non-refundable if you decide to withdraw your application before moving in or should you provide false information which leads to you being unsuccessful in your application then, this holding deposit will be retained by us to cover abortive costs. Assuming everything proceeds as expected though, the holding deposit will be deducted from your first month’s rent.
