Nicholas’s estate agency career began in 1993 in Devon, where he made rapid progress to become a branch manager and in doing so gained valuable experience working in 4 different market places from coastal to the city. Through relocation, Nicholas joined Westcoast Properties in 2007 as a branch manager and the progressed to assisting with the running of the then 4 branch network and at the same time being appointed Associate Director. In 2015 Westcoast opened it’s fifth branch in North Bristol which Nicholas oversaw and in doing so become a Director of that branch. In 2020 Nicholas, along with Lindsay Pickles, successfully completed a management buyout to take overall responsibility of the running of the company.

Lindsay joined Westcoast Properties in June 2010 and was initially based in the Accounts Office in our administration hub in Weston-Super-Mare. Lindsay is fully qualified, with an accounts and customer service background. She demonstrates efficiency and good attention to detail which are imperative skills in our industry. In 2020 the opportunity arose for a management buyout of the company which was successful alongside fellow director Nicholas Webber. Lindsay’s passion for learning and ensuring the business is run smoothly and efficient is second to none and invaluable traits to have for the success of the company.

Property Manager - Bishopston

Based in our Bishopston office on the Gloucester Road

 

Working hours 8.30am – 5.00pm Monday to Friday (30 minute lunch break)

 

An exciting opportunity has emerged within our lettings business at Westcoast.  With six branches spanning from Bristol to Burnham on Sea, we currently oversee the management in the excess of 1,000 properties.  Our Bishopston office is seeking a motivated Property Manager to handle a portfolio of 120 plus properties.  Beyond managing properties, this role centres on building and maintaining relationships with landlords and tenants.  You’ll provide expertise and guidance throughout the tenancy, ensuring a high standard of service.

 

Duties include:

  • Manage and oversee an allocated portfolio of properties
  • Communicate with Landlords / Tenants / Contractors regarding property maintenance works, required actions to be undertaken resolving accordingly
  • Arranging property inspections and reporting back to Landlords with feedback
  • Property inspections
  • Ensure all legal compliances are up to date
  • Renewal arrangements for rent recovery policies and tenancy agreements
  • Liaise with tenant and landlord following the end of tenancy
  • Resolving Landlord and Tenant enquiries
  • Ensuring Right to Rent is carried out on each tenant and reviewed as per the guidance
  • Dealing with internet registrations
  • Booking in viewings for prospective tenants
  • Viewings for prospective tenants
  • Application processing / Referencing
  • Creation and execution of the Tenancy Agreement
  • Answering the phone

 

 

The successful candidate will have:

  • Great Customer Service skills
  • Organisation skills
  • Problem Solving skills

  • IT literate
  • Preferably Lettings experience

 

 

Training:  Regular in-house training and online training is provided along with the requirement to carry out a Property Qualification equivalent to a Level 3 NVQ.

 

Student swap over – No holiday between middle of June – middle of July, over this period there will be 2 weekends working over the exciting student swap over period – this will be paid on an overtime basis.

Salary: £27,000 per annum

Holidays: 22 days per annum + bank holidays

Valuer - Nailsea, North Somerset

Position Overview;

We are seeking a dynamic and experienced Sales Consultant to join our Nailsea office. This role covers both Nailsea, Yatton, Clevedon and surrounding villages, offering the opportunity to work in a diverse marketplace that ranges from first-time homes to large country properties.

 

Key Responsibilities:

- **Generate New Business:** Proactively register applicants, follow up on incoming leads from our website and other portals, and engage in canvassing activities.

- **Valuations and Listings:** Conduct property valuations and list homes for sale, ensuring accurate and attractive marketing presentations.

- **Client Engagement:** Manage and maintain regular contact with vendors, arrange and conduct property viewings, and feedback.

- **Sales Negotiation:** Negotiate sales on behalf of clients, ensuring the best possible outcomes for all parties involved.

- **Sales Progression:** Assist in the progression of sales from offer acceptance through to completion, liaising with both the vendor and purchaser together with solicitors, mortgage brokers/surveyors, and other agents.

- **Excellent Communicator:** Strong communication skills, both written and verbal, are essential.
